By recycling their initial capital through refinancing, they expand their portfolio with properties.

How the BRRRR Strategy Works
Buy
We help you find distressed or undervalued investment properties at low purchase prices.
This helps identify properties where the after-repair value (ARV) significantly exceeds the combined purchase and renovation costs.
Rehab
As your property manager, we handle the renovation process to enhance the property’s value and make it rental-ready.
This includes cosmetic upgrades, structural repairs, and improvements to attract tenants.
Rent
Once rehab is complete, the property is rented to tenants, generating consistent cash flow.
Rental income not only provides passive income but also demonstrates the property’s value for refinancing.
Refinance
The property is refinanced, often through a cash-out refinance, to recover your initial investment.
Based on the property’s new appraised value, you can secure funds to reinvest in additional properties.
Repeat
With the refinanced capital, you can repeat the process to scale your portfolio, building equity and cash flow with each new property.

- Warranty differences: Renovation work is warranted, but the wall-to-wall 1-year warranty offered with Full Turnkey properties is not included.
