What Are Rent-Ready Properties?
These homes often come with residents already in place under an existing lease, featuring a positive resident rental history from previous ownership. Since these properties already have residents in place or upon acquisition are close to rent-ready status, they don’t undergo our standard renovation process. Introduced in 2019, the Rent-Ready Property model offers a flexible, cost-effective way to grow your real estate portfolio while making strategic improvements that enhance both rental income and long-term value.
Benefits of Re-Sell Properties:
- Less Capital Required For Entry: While Turnkey properties are priced at market value due to their comprehensive renovations and alignment with current comparable sales, Rent-Ready Properties are priced based on their existing condition, requiring less capital to enter the investment compared to fully renovated Turnkey homes.

Since 2010, we’ve been providing Turnkey Investment Properties, helping investors achieve long-term success. Naturally, some of our clients are now nearing the end of their investment cycles and looking to sell. Real estate investing is ultimately about buying, holding, and eventually selling for a strong internal rate of return (IRR). Some sellers aim to cash out, while others use 1031 exchanges to trade up to larger opportunities.
Whatever the motivation, Re-Sell Properties provide an exceptional opportunity for investors to acquire properties with a proven track record. These homes not only generate immediate cash flow but also come with established resident history and maintenance records. Buyers can gain additional assurance through inspections, enabling them to request repairs and cross-reference findings with the property’s maintenance history for a thorough due diligence process. Introduced in 2021, the Re-Sell Property model combines stability with transparency, making it an excellent addition to any real estate portfolio.
For a home to qualify for our Re-Sell Program, it must meet specific criteria to ensure we do not pass along problem properties to our clients:
- Active Lease: If a resident is in place, there must be at least three months remaining on their lease, or the resident must have expressed their intent to renew.
- Resident in Good Standing: The current resident must not owe a balance or have a consistent late payment pattern
- No Deferred Maintenance: There should be no known deferred maintenance issues, verified further through the buyers property inspection.
